Aroha Properties Direct service provides the full range of marketing, negotiation, and sales progression support, with the exception of property viewings, with you taking the lead on showing buyers around your home.
With Aroha Direct, you’ll receive:
We visit your property to collect professional photography, floor plans, and video marketing, then launch your property online and across all major platforms and our website.
We handle and pre-qualify all enquiries and confirm appointments for you to carry out at times convenient for you.
You show buyers around your home. We’ll provide guidance and collect feedback to keep momentum.
We negotiate the best outcome and progress your sale smoothly through to completion.
Aroha Direct covers:
0.75% VAT, payable on completion
If you remove your property from the market before a sale is agreed, a £175 VAT media charge applies. Once this is paid, all photography and floor plans become your property to keep and use.

With our Open Day option, we’ll arrange a dedicated 2–3 hour slot for your property and schedule a series of buyer appointments. One of our expert agents will be on site throughout to welcome buyers, guide them around, and answer any questions.
Fee: £200 VAT per open day (non-refundable)
This add-on is ideal if you’d like a professional touch for a launch event, need support for a busier property, or simply want the reassurance of an experienced agent leading the viewings.
You do. We arrange and confirm appointments, qualify buyers, collect feedback, negotiate offers, and progress the sale.
Responsibility for the conduct and safety of yourself and any applicants during viewings rests with you as the homeowner during the appointment.

The Open Day fee (£200 VAT) covers the time and organisation involved in setting up and hosting the event, rather than guaranteeing attendance. That said, if no buyers attend at all, we’ll offer a complimentary re-schedule as a goodwill gesture.
