Landlords Service fees

Simple introduction only

100% of the first month's rent. (minimum charge of £750 Plus VAT)

If you're a hands-on landlord and prefer to carry out the maintenance, management, quarterly Inspections, and accounts of your property yourself, this service would be ideal for you.

This includes:

  • Advertising the property and finding a tenant
  • Carry out professional photography and promotional videos.
  • Preparing the tenancy agreement
  • Meter readings/ letters to the utility companies including council tax.
  • Arranging the EPC if required (Invoice to be paid by yourself to the contractor)
  • Arranging the landlords Gas Safety Certificate if required (Invoice to be paid by yourself to the contractor)
  • Arranging the EICR certificate if required (extra charge)
  • Collection of the first month's rent & deposit
  • Digital landlord’s statement for your records

Part management Service:

50% of the first Month’s Rent (minimum Charge of £425) and 8% PCM Plus VAT

This Service is in between our Let and Collect and Fully Managed Service, however, it does have the added advantage of Property Inspections along with a digital report including photos. With this service we will not deal with any maintenance issues, quotes, or arrange any of the legal safety checks, this will be down to you as the landlord.

This is a great service if you have your own preferred contractors that you can deal with and you still want to have some form of control of the upkeep of the maintenance, legal checks and outgoings spent.

This Includes:

  • Advertising the property and finding a quality tenant
  • Carry out professional photography and promotional videos.
  • Preparing the AST tenancy agreement along with all the legal documents
  • Monthly Rent Collection
  • Landlords Electronic Statement
  • Arranging the EPC If required.
  • Arranging the landlords Gas Safety Certificate if required
  • Arranging the EICR certificate if required
  • Collect ongoing rent.
  • Meter Readings, letters/contact made to utility providers including Council Tax

Full Management Service

50% of the first month's rent (minimum charge £425) and 10% PCM Plus VAT

The Fully Managed service will offer you complete peace of mind. We will find reliable tenants, ensure all legal compliances are met, and will cover every aspect of letting and managing your property.

This includes:

  • Advertising the property and finding a tenant
  • Carry out professional photography and promotional videos.
  • Preparing the tenancy agreement
  • Meter readings/ letters to the utility companies including council tax.
  • Arranging the EPC If required (extra charge)
  • Arranging the landlords Gas Safety Certificate if required (extra charge)
  • Arranging the EICR certificate if required (extra charge)
  • Collection of the first month's rent & deposit
  • Periodic inspections – Two digital reports Included per annum – Any extra inspections on top of this service are charged at an additional fee.
  • We will act as the first point of contact throughout the tenancy period.
  • Collect ongoing rent.
  • Issue any overdue rent letters (if required)
  • Arrange any repairs that may be required.
  • Electronic Statements and landlord Management Reports

Fully management Plus Service

  • Referencing the tenant. This includes Address, Employment & credit checks.

  • Full Digital Risk Assessment Report
  • Meter readings/ letters to the utility companies including council tax.
  • Arranging the EPC If required (extra charge)

  • Periodic inspections – This service includes two digital inspection Reports.

  • The Fully Managed Plus service will offer you 100 percent peace of mind. We will find reliable tenants, ensure all legal compliances are met, and will cover every aspect of letting and managing your property along with rent protection and legal cover. This is a lifeline for landlords.
  • If your tenant/s are unable to pay rent, the Rent and Legal Protection insurance will cover you and protect your income. It gives you peace of mind when it comes to rent payment issues and legal disputes with tenants.

Section 13 Rent increase negotiation & serve notice with signed declaration £75.00 Plus VAT Included at no charge in the Fully Managed plus Service.

Works supervision £75 .00 plus VAT

Court attendance £260.00 plus vat

End Of Tenancy Checkout Report - including a digital report including photos and a web signature £75.00 plus VAT

A one-off inspection including a digital report including photos and a web signature £75.00 Plus VAT

Log and secure Deposit with the Deposit Protection Scheme - £25.00 Plus VAT

Return of Security Deposit - £25.00 Plus VAT

Administration charge to progress a DPS claim on Landlords behalf. (Minimum Charge of £35.00 Plus VAT) Further charges are subject to the severity of the dispute.

Serve a Section 21 notice to gain your property back. This notice will include a telephone call, email and hand delivered notice to the property. £95.00 plus VAT

Rent Guarantee in your property – Quoted per property. The tenants must have a fully passed reference with out legal for landlords team for this service.

Renewal of an AST Tenancy Agreement - £120.00 plus VAT Included at no charge in the Fully Managed plus Service.

Works Supervision and assist in obtaining work quotes - 15% will be added to the contractor’s final invoice for the works carried out.

Cancellation of Management – 3 months written notice. Unless you still have a remaining contract and then it will be the remaining monthly management fees plus a £50 plus VAT administration charge.

Annual Statement of Accounts & Expenditure - £30.00 plus VAT. Included at no charge in the Fully Managed plus Service.

Collection of Keys - £20.00 including VAT

The inventory:

It is most important that an inventory of contents and schedule of condition be prepared, in order to avoid misunderstanding or dispute at the end of a tenancy. Without such safeguards, it will be impossible for the Landlord to prove any loss, damage, or significant deterioration of the property or contents. In order to provide a complete service, we will if required arrange for a member of staff to prepare an inventory and schedule of condition, at the cost quoted below.

Inventory Preparation including a full digital Report with Utility Readings: £35 plus VAT per room. (Minimum Charge £100 Plus VAT)

Part or Fully Furnished Full Digital Inventory Report with Utility Readings by Quotation _ Speak to a member of the Lettings Team.
